We are a multigenerational community that cares about living sustainably and as good neighbors.

In addition to our private homes and lots, we share common lands for which we provide stewardship. Set among rolling hills, our lands encompass walking trails, streams, open fields, woods, pond, playground, community garden and historic farmstead. Our EcoVillage is also certified as a monarch waystation and a wildlife sanctuary.

Our location provides the benefits of living in a beautiful natural setting surrounded by local farms and vineyards. Yet, we are near historic Virginia, Maryland and West Virginia towns, and the nation’s capital is only an hour’s drive away.

Find a Builder

Building a new house is exciting. You get to see your dreams become reality. Designs you’ve cut out of magazines or rooms you’ve admired in other people’s houses become your own. Blueprints turn into a place to welcome family and friends.

When you build your house in EcoVillage you choose your own builder. We maintain a list of homebuilders that residents have successfully employed. We do require that they meet certain minimal qualifications to demonstrate through experience or training that they understand the principles and practices of green building, and we recommend that you select your builder early in the process, as he or she can save you many headaches down the road.

Find a Lot

Building in EcoVillage is a way to get a beautiful and energy efficient house in a small, intentional community. We currently have several lots available: some are near the playground; some have commanding views of our valley and Furnace Mountain; some are wooded and back up to cascading streams; some are nice and flat with ample space for play areas and gardens as well as easy adaptability for handicapped access.

All are between 1/3 and 4/5 acre and include rights to 4 parking spaces and use of all common land. All our lots already have wells drilled that are ready to be tapped. All are also already approved for septic systems, most for up to 5 bedrooms!

And our lots cost considerably less than an others in the area—compare and you'll see what a bargain these lovely, carefully selected building sites are.

We spoke with a couple of local banks about the available lots in EcoVillage, and described what it takes to build here.

Two banks were interested in participating (BB&T in Lovettsville, and the Summit Community Bank in Leesburg), and are informed about our place, the HOA, and the general rules that apply here.

Find a Floorplan

Finding a good floor plan that meets your and your family's requirements can be a hard thing. Therefore we have a number of already approved floor plans available for you.

Some of the homes in EcoVillage are built following these plans, but you can also design your own dream home and realize the living space in the country that you are already dreaming of.

Learn About County Rules

Loudoun County approved EcoVillage as a “Rural Hamlet.” This zoning was designed to allow for residential concentrations in the largely rural sections of the county. Drive through our village and you'll see houses clustered together—3 or 5—and then large swaths of open space.

One of the interesting features of rural hamlets is that each lot can have two houses, one for you and one for a relative, guests, or tenants. Several of our houses currently have in-law suites or apartments but entirely separate structures are possible. Clusters are connected by walking paths, most grassy but some mulched with our own wood chips to keep mud down.

The Uniform Statewide Building Code applies here, as it does for any construction, anywhere in Virginia. We have a few additional items we require—to preserve the unique character of what we have here. We encourage you to use well-known national standards for green building as you design and construct your home.
